The selling process

1. Introduction and presentation of the offer

The process starts with a meeting with an R4 Aruba agent at your property. This meeting will serve to get a better idea of how we can design the best strategy to help you achieve your goals.

Next, an evaluation of the property will be done. This provides valuable information that can go into your listing as selling points for the property.

The appraisals help provide a market analysis and give a better idea of the price you can expect to get in the Aruba real estate market.

2. Introduction and presentation of the listing

It is of vital importance to us that you get the best price for your property. To do this we will diligently study the Aruba real estate market in order to obtain your asking price.

After the evaluation is completed, your R4 Aruba real estate agent has the basis to assess the condition of your property, its current status. Price objectives and how we can achieve them will be discussed.

3. Signing the sales contract

Once we have agreed on what R4 Aruba can do for you, we will proceed to sign a contract in order to expedite the process of selling the property.

Through this contract, R4 will begin the process of listing your property for sale and representing you in future negotiations. Don’t hesitate, because it will be a relief for you to be able to relax and go on with your daily life while we get
your property sold.

4. Creating a Listing

Whether local or international prospects, buyers always want to know more about your property before committing
to view it.

Our proposed professional listings ensure that your property is well represented for those who cannot see it firsthand.

How do we accomplish this? R4 Aruba will provide high-quality, interactive images, videos, and even drone shots of your property for inclusion in paper and online listings.

5. Developing a marketing plan

Your listing must be seen by the right people. And this is the hardest part of Aruba real estate, but it’s also R4 Aruba’s specialty.

We have resources on the island that helps connect sellers with buyer. Whether online or in-person, R4 Aruba makes sure your property is visible to the eyes of potential prospects.

6. Put marketing in place, organize visits and field offers.

After designing the ideal advertising strategy for your individual listing, that plan will be implemented to begin attracting potential buyers.

An R4 Aruba real estate agent will schedule and conduct visits (with your permission) to help seal the deal.

Any offers received will be discussed with you, and negotiations will be done on your behalf if necessary.

7. Purchase Agreement

At the time of securing a buyer, the terms of the transaction must be defined and consequently, the agreement must be fulfilled.

At this point in the process, the final price, the required down payment, the term of the transaction, and any other conditions that must be met before the transaction can be completed will be defined.

An experienced R4 Aruba real estate agent will guide you through this agreement, which is one of the most important parts of selling your home.

8. Notary Office

Once the purchase contract is signed, the document will go to a Notary Office where they will complete the title search to ensure that the property is ready to be transferred.

In addition, the down payment deposit plus the final purchase price will be handled, and the transaction will be finalized during the closing period which consists of 2-3 months.
